"Warrawee is a repository of domestic architecture at its best, with many significant heritage-listed buildings.

• Houses known by their names rather than addresses, such as Pibrac, Upton Grey, Cheddington, Maiala, Audley, Bangalla andRowerdennan, were designed by notable Australian architects.

The early houses were often large and imposing, sited within generous grounds incorporating large trees and formal garden layouts. Most houses were two storeys and, between the 1920s and 1940s, brick and stone were the most common building materials.

• Roofs were tiled, although some of the earlier examples used slate. No single style typified the character of the area, ranging from stately and grander styles on one end of the scale to the distinctive, individualistic styles of more modest architects on the other.

• These styles included: shingle style, Georgian, Federation, stockbroker Tudor, Romanesque, Mediterranean, Queen Anne, post-modern, Hollywood dream style, arts and crafts, California bungalow, stripped classical and variations or combinations of these."

• The upper North Shore suburb of Warrawee is small but it has an impressive array of houses designed by prominent architects including John Horbury Hunt, Leslie Wilkinson, John Sulman, B.J. Waterhouse, Hugh Venables Vernon, Augustus Aley and Glenn Murcutt.
• On large blocks with fine gardens, most of the architecturally outstanding houses were built between the 1920s and 1940s on the suburb's exclusive east side, in a precinct known as the Warrawee Conservation Area, which is designated by the National Trust and Ku-ring-gai Council. One of the few purely residential suburbs in Sydney, quiet and conservative Warrawee has no shopping centre nor even a corner shop.
• The suburb takes its name from an Aboriginal word meaning "stop here" and its residents seem to have taken this to heart for they tend to live in the same home for decades. Therefore the architectural gems rarely hit the market. However, two significant period houses, Pibrac and Yosefa, are now for sale (see above and next page).
• Buyer confidence has returned to the upper North Shore, agents say. "The market is strong in all price brackets, but particularly for properties priced between $2 million and $4 million," says LJ Hooker Pymble principal, David Johnson.
• Australian Property Monitors data indicate 43 Warrawee houses (31 by private treaty negotiation, 12 at auction) sold during the past year, the median price was $1,172,000, the auction clearance rate was 55 per cent and the highest price was $3.8 million for a two-storey residence on 2599 sq m in Chilton Parade.

• Warrawee's east side has beautiful homes on big blocks with tennis courts, pools and gardens. The west side has smaller and more affordable houses.
• Price range - Houses from about $700,000 to $10 million.

Pibrac in Pibrac Avenue

Pibrac, 11 Pibrac Avenue, 1889, architect John Horbury Hunt,

• In 1888, the public servant and patron of exploration Frederick Ecclestone du Faur built his house Pibrac in Pibrac Avenue. 
  
  The house was designed by John Horbury Hunt, a Canadian architect who settled in Australia and favoured the Arts and Craftsstyle, as well as the North American Shingle style, which he introduced to Australia. Later alterations were carried out by B.J.Waterhouse. The house is composed predominantly of timber, with extensive use of timber shingles, on a sandstone base. It is considered a good example of Hunt's work and is listed on the Register of the National Estate.[3]
