5 Prince Edward Parade, Hunters Hill
- The existing house is a 1901 early Federation single storey house with kidney brick external walls and original grey slate roof with terracotta ridge tiles sited on a battleaxe block with a forty metre gated tree lined driveway.
- The design sought to reinstate and showcase the original features both internally and external with the extensions being designed in sympathy, scale and harmony with the existing architecture and its details while providing contemporary open plan living.
- As the existing house has a high pitch slate roof the design uses the attic space to accommodate a main bedroom with ensuite and study/parents retreat with new external balcony design in harmony with the existing white verandah balustrades of the house.
- The existing slate roof has been matched and extended to the North and South to increase the usable attic floor plate. The scaling to these roof additions had to be carefully executed so that the roof appears for the most part as original. The use of flush sloped roof windows has been implemented on the East and West slopes so that the roofs bulk and scale is not increased.
- Considerable work has been carried out on the site with cutting and filling to create extensive flat lawn areas. As the site has natural rock outcrops of sandstone all retaining walls have been built in a loose random style to match sandstone walls. Large sandstone block steps with inlaid hardwood decks have been used to change levels in the gardens.
- Significant mature trees have been retained and new mature hedges and trees have been planted on the site boundaries to give a sense of containment to the gardens creating a context to express the existing house with the additions to sit as a ‘pavilion’ set in landscaped gardens.
- The masterplan approved for the site carries forward the concept of ‘pavilions’ sitting in the gardens with an addition not yet constructed to be sited on the South West of the site with a glass link to the existing house as the only connecting element of the design.
- This pavilion is two storeys high with a pitched floating roof, which due to the slope of the site is perceived as a single storey scale with the gutters matching in level to the existing house. The siting of this pavilion allows for extensive North facing alfresco terraces sitting within the extensive Northern orientated garden on the West side of the property.
- A single storey pool house pavilion with similar roof is sited on the North West corner of the site and is the focus and termination of the vista along the North facing gardens. A distance of 60m when viewed from the end of the driveway.
- In summary the final scheme will be three pavilions sited around this extensive and beautiful Northern garden environment. The first pavilion being the existing house extended, is a design which has been sensitively added to, to create contemporary lifestyle alfresco living while being sensitive to the character and heritage of the house and area.
- ‘Old meeting new’ to give the best of both worlds in a design that endeavours to create a ‘great sense of place’ in a private oasis.

(the house derives its name from Mrs.Muddle's fondness for the music of Lord Mornington). - This is perhaps Budden's finest house in Hunter's Hill.
Federation classic, Mornington, 16 Vernon Street Hunters Hill - It shows the tendency of Federation architecture to use a mixture of materials - brick, timber, shingles,
rough-cast, slate, terracotta ridging, and sandstone as a rugged base. - It also shows Budden's prediliction for angular geometric shapes, with many bays and verandahs;
the present owners rightly observe that, from above, it resembles a bird with outstretched wings.

- The house is designed to take fullest advantage of the Lane Cove River views and of the movement of the sun around the house through the day.
Kitchen with original cabinetry and plaster ceiling 
- The two unusual little windows at the top were known locally as "the eyes of the river" and were clearly visible from the ferry as it rounded the peninsula towards Mornington Wharf (named after the house, as was Mornington Reserve).
Plaster ceiling has Australian motifs - The interior of the house is well planned but unusual and asymmetrical. Characteristic of the period is the Art Nouveau stained glass throughout and the plaster ceiling of the lounge room with its pattern of waratahs and flannel flowers
- Its residents approached the house by ferry along the river to a stone wharf, until roads were paved from Sydney town some years later.
- The second owners, who purchased the home in 1918, were the industrialist Meggiit family, founders of the linseed oil industry in Australia and pioneers of profit sharing in industry.
- The third and current owners of Mornington have painstakingly restored and modernized the residence over the last 10 years and are offering it for lease fully furnished.
Original bathroom with frieze - Mornington is one of the finest residences on Sydney Harbour steeped in history and is a statement of class and character for any discerning family seeking to reside in the quiet and exclusive suburb of Hunters Hill.

Prince Edward and Prince George Parades with their central reservation are a delightful example of garden suburb planning. The area was laid out in 1880-81 by the NSW Property Investment Company but only a few houses were built before 1900. Many of the houses are in the Federation style, built between 1900 and 1912. Several were designed by local architect, Henry Budden, including Numbers 1, 2, 3 and 4.
